Auto Home Flood Boat Life SAVANNAH, Ga. (AP) The best-selling book "Midnight in the Garden of Good and Evil" helped make Savannah's historic district, a mix of the elegant and the tawdry, internationally known. Now home prices are skyrocketing, and some residents even those who stand to make millions are worried that the 250-year-old neighborhood might become unaf-fordable to the wild characters that make life here so interesting. "It's good to some degree, of course," said real estate agent Dickie Mopper, a 30-year resident of the 2.2-square mile National Historic Landmark district. "But I don't want to lose the place I fell in love with where I was able to move, while making nearly nothing, just down the street from a state senator." And directly across the street from a whor*house catering to a nowhere-near-high-class clientele.

John Berendt's 1994 book introduced the world to the neighborhood's magnolia-scented mayhem. It's a true story about a gay antiques dealer unsuccessfully tried four times for the 1981 murder of a young gigolo. It also reveals Savannah's stranger side through real-life characters like drag lady Chablis. A movie adaptation came out last year. The renewed interest helped push up real-estate prices of the stately, historic homes one of which recently sold for $3.3 million.

Just two years ago, no home had sold for more than $1 million. It's not on the market, but the Mercer House featured in "Midnight" would sell for at least $5 million, said preservationist and next-door neighbor Lee Adler. A typical three-story townhouse, already restored, sells for $350,000 to $400,000. "We're just practicing saying million' with a straight face," said John Duncan, who lives above his antiques store in a building he bought 24 years ago for $36,000. The homes a mix of Federal, Greek Revival, neo-Classical and Victorian styles are built around large garden squares in a grid pattern laid out by English Gen.

James Edward Oglethorpe. He founded Savannah, a port city located where the Savannah River flows into the Atlantic Ocean, in 1733. Unlike their neighbors in Charleston, S.C., Savannahians abandoned their downtown earlier this century for outlying subdivisions. Many of the downtown structures collapsed; others were dismantled. But the exodus also left opportunity for urban pioneers, some of whom bought large homes or office buildings four decades ago for as little as $2,000.

The turnaround began in 1955, when seven women raised $22,500 to buy one of the district's largest and oldest homes, scheduled to be demolished the next morning for a funeral home parking lot. The women formed the Historic Savannah Foundation to restore the 1820 Davenport House, now a museum worth $2.5 million. Berendt credited the city's charm and quirkiness to its insularity. But despite the influx of people and money, residents say Savannah seems to be keeping its soul. If Prudential Your Local Prudential Office 1051 N.
